I met Chris and Christa while showing a home for someone else. The someone else was not interested and just leaving when Chris and Christa drove up. We toured the home, wrote an offer and just barely missed out on it. Being the laid back, fun-loving couple they are, they quickly bounced back from that minor setback and kept on looking. The website identified multiple homes as possibilities, but one seemed to be more special. This one was in fantastic condition, had a very charming backyard and was located in the Academy Heights neighborhood at the base of Rocky Butte. We wrote a very aggressive offer, with a quick closing and agreed to buy the home as-is. The home inspection showed that there were minimal issues with the home and we breathed a sigh of relief but then came the sewer scope. The sewer scope revealed that there were major issues with the line and the as-is clause meant that we were either forced to repair the line at our expense or walk away. Or did it? Having worked with the listing broker before, I decided I would give her a call and negotiate verbally. After a day or two of sewer line bids and discussions the seller agreed to replace the line at their expense. A huge win for my buyers.
I feel like I have new friends in Chris and Christa and I am very excited for them. They are beginning a new life together, in a new home and have a new baby on the way. The new sewer line should be ready to handle any Matchbox cars or Barbie doll parts that the little one sends its way.
