It’s no secret to homeowners, buyers shopping, or anyone else involved in the world of Real Estate how crazy the market is right now. It’s not unusual for us Agents to break the news to our already bummed buyers that their dream house has 20 offers on it. And, that was exactly the case with Tuuli and Dave.
Our awesome clients were the first ones in the door. They fell in love immediately and knew they had to make it their first home. Well, they weren’t the only ones to fall in love. In fact, 15 other offers came in over the next three days and they started to get nervous that their dream house was slipping away.
Aside from keeping positive attitudes and all of our chins up, we dug deep into our trove of tools to see what we could do to make their offer stand out. We started with having the buyers write a heart-felt letter, discussed tightening some key terms in the contract to make it more enticing, and had MANY discussions on price. They ended up coming in at a high price to get the offer accepted, knowing that through the inspection period, we would be able identify some repairs that were needed and negotiate the price down accordingly. The results? Tuuli and Dave’s offer was accepted!
The sellers agreed to a sizable reduction in price to cover exterior repairs, and Tuuli and Dave couldn’t have been more excited to be in their dream home for what felt like a fair price.
A little bit of creativity and problem solving ended up winning the day for our clients and we couldn’t be happier for them.
On an sidenote, Tuuli is Finnish and plans to build a sauna on the property. Her neighbors are going to be very lucky folks to have her and Dave in the hood! Can someone say sauna party?!
