Steve and Cheryl were ready to sell their home but their home wasn’t quite ready to be sold. They met with multiple Realtors to potentially market their home. I explained to them the price the home would likely get “as-is” versus the potential value add for doing a minor facelift. They quickly let me know they were not in the position to do any renovations. I explained to them my background in construction and that I would be glad to take it on at no charge if they would allow me to market their home. They took me up on it.
The stairs were literally falling off of the poorly designed deck and many decking boards were rotten. After pulling off a few exploratory boards, we found the old original cement steps below the wooden deck. Discovering the historic bones of a home and unearthing them is one of my favorite things to do. As myself and a helper began to remove the deck entirely a much cuter home began to reveal itself as did a few rotten siding pieces and structural framing members. Once the deck was completely removed, we replaced all rotten framing, siding and added all new wood and trim as needed. We painted the front door a more cheery color and I brought in a professional landscaper to spruce up the yard.
These relatively minor upgrades made a huge change in curb appeal and increased the value many times over the actual investment.
